THE PLAZA AT SANTA MONICA

The Plaza at Santa Monica is Metropolitan Pacific’s proposed development for the City owned
parcel on Arizona Avenue between 4th and 5th Streets in downtown Santa Monica. After extensive
community input and a competition sponsored by the City, The Plaza at Santa Monica was
selected for its highly creative and innovative approach to the site. The Plaza features extensive
public open space, abundant public benefits, and a captivating architectural design by the Office
of Metropolitan Architecture, an internationally renowned design studio headed by Rem
Koolhaas.

The Plaza at Santa Monica’s numerous elements work in harmony to create an exciting and
dynamic experience for visitors, tenants and especially Santa Monica residents who live, work
and play in downtown.

CRITERION AT THE PROMENADE

The Criterion on the Promenade project was an adaptive reuse of a building that was originally built
in two phases in the early 1980’s and the mid 1990’s. In 2014, the main portion of the building was
completely demolished and all interior floors were removed. A new building was built inside the
existing shell, inclusive of a new steel and concrete structural system, floors and roof, as well as new
mechanical, electrical and plumbing systems, resulting in an effectively new building.

The tenancy of the completed project is :

  • 26,100 SF flagship Victoria’s Secret
  • 21,500 SF WeWork
  • 4,100 SF Brookstone
  • 32 residential units

THE PICASSO APARTMENTS, PASADENA

The Picasso Apartments at Townsend Place is a ninety-eight unit apartment development located
within walking distance of Old Pasadena and the Holly Street Metro Gold Line station. The project
consists of two, five-story structures over a three level parking garage built into a hillside site that
is adjacent to the MTA light rail line. A sixth floor roof deck provides common open space for the
residents with views of the surrounding community and the San Gabriel mountains.

THE PICASSO APARTMENTS, BRENTWOOD

The Picasso Brentwood Apartments is a mixed-use development located in West Los Angeles on
Wilshire Boulevard, one of Los Angeles’ most prominent thoroughfares. The project consists of a
five story, eighty-one unit luxury apartment complex with 10,000 SF of ground floor retail
premises and three levels of parking. Amenities include a pool and gym, gated parking and views
of the city skyline from Century City to Palos Verdes.
